Access Statement 

Studley Cottage is reached either via Molyneux Park Road or Culverden Down.

At the bottom end of Molyneux Park Road turn left at the sharp right hand bend into Bishops Down Park Road.

From Culverden Down proceed past Byng Road and Court Road on the left and shortly after turn right at the sharp left hand bend into Bishops Down Park Road.

Bishops Down Park Road is a quiet and pretty private no-through road, which meanders through a tranquil conservation area with a driving speed limit of 20 mph.

A private gravel driveway to Studley Cottage is on the left immediately after the second house called “Beechleigh” and is sign-posted.

Follow the white picket fencing round to the gravelled parking area in front of the carport and park to the right hand side.

The level parking area is for up to 4 cars and is lit by sensor security light.

Assistance with luggage is always offered to all our guests.

3 steps (16cms/6.5 inches high) lead down to a paved footpath (107cms/42 inches wide at the narrowest point) and to the front door (81cms/32 inches wide) with a small threshold into the hall.

There is a large curved semi-circular tiled step down into the hall which is non-slip quarry-tiled with a small rug on non-slip underlay.

A step leads up to the spacious wooden-floored breakfast dining area - the original coach room before the house was converted. There are two large rugs on the floor.

The staircase and landings are all wooden-floored, well lit and fitted with smoke detectors. The stairs have a strong stair-rope on the right and are slightly steeper than standard with 16 steps (20cms/8 inches high) in total up to the landings with the double room to the left and the twin room to the right. The staircase (92 cms/36 inches wide) is wide enough for 2 people to walk up side by side if extra support is needed.

Both bedrooms have fully fitted carpets, Satellite TV and radio and free WiFi internet access. Both bathrooms have Amtico vinyl flooring, floor and bath/shower mats and timed extractor fans. All upstairs doorways are 77 cms/30 inches wide.

The double room has an iron-framed bed measuring 145x200 cms/57x79 inches (width/length) with a firm luxury mattress. Cast iron open head- and tailboard. New Wilton Carpet - colour cream, fitted in January 2011.

Double doors opening outwards to ensuite bathroom with shower cubicle, power shower, pedestal wash basin with mirror over, heated towel rail and WC. There is a small step (15 cms/6 inches) up into the shower cubicle.

The twin room has two single beds measuring 92x183 cms/36x72 inches (width/length) both with luxury mattresses and cast iron open headboards. There is the option of pushing the beds together as a super double or keeping them apart as two singles.

The private bathroom is just a footstep or two from the twin bedroom and for the exclusive use of its occupants. There is a cast-iron bath with power shower over, glass shower screen, wash basin set in large tile-topped vanity unit and WC. The panelled bath is 56 cms/22 inches off the floor and guests must step up into the bath/shower. There is a Non-slip bath mat.
